Exeter sits directly on the A30 corridor that runs from our studio near Truro, which makes it one of the more straightforward parts of Devon for us to work in. Devon is one of our four stated coverage areas alongside Cornwall, London and the Home Counties.
The city’s stock is dominated by Georgian and Victorian housing - St Leonard’s, Pennsylvania, Heavitree, Newtown - along with substantial detached property on the outskirts and the estuary villages at Topsham, Lympstone and Exminster. Every location has a predictable set of failures worth designing out before a single unit is ordered. These are the ones we plan around here.
Period services, floors and heritage fabric
In St Leonard’s, the cathedral quarter and much of Victorian Exeter, suspended timber floors, lath and plaster, retained chimney breasts and much-extended drainage all limit where a sink, hob or waste can realistically sit. Floor build-up matters too: raise a floor for underfloor heating and every door, skirting and appliance height moves with it.
We record all of it at survey. Where a property is listed or in a conservation area, the specification respects what cannot be altered, and any consents needed are identified before ordering.

Kitchens inside somebody else’s building programme
A lot of Exeter work is part of a larger renovation or extension, where the kitchen has to coordinate with a builder’s sequence, an architect’s drawings and other trades' dates. When nobody owns that interface, the kitchen absorbs every delay.
We coordinate directly with the other parties, work to a dated programme, and, through our project management service, can put a foreman on the ground so the interface has an owner.
Estuary humidity at Topsham and Lympstone
Estuary-side property carries higher persistent humidity than the city centre, and older houses there often have limited ventilation.
Extraction sized to volume and ducted outside, moisture-resistant substrates in wet zones and appropriate finishes are specified as standard rather than as an upgrade.

Installation and handover
One studio installs and stays responsible, with weekly updates. Handover includes the snagging walk-through, the two-year workmanship guarantee and manufacturer warranties.

No. We are a design-led KBB studio rather than a repair service. Work is designed, programmed and installed to agreed dates; if an issue arises with our own installation, the two-year workmanship guarantee covers it.

Yes. Much of our work sits inside a wider renovation. Our project management service puts a foreman on the ground alongside the other trades and reports back to you weekly by video.
