Helston is a straightforward run south-west from the studio near Truro, and it opens onto the Lizard peninsula: one of the most rural parts of Cornwall we cover. The town has a good stock of Georgian and Victorian property around Coinagehall Street, while the peninsula brings farmhouses, converted outbuildings, cottages and a scattering of substantial coastal houses.

Distances here are deceptive. Villages such as St Keverne, Coverack, Cadgwith and Mullion are not far in miles but are reached along single-track lanes with passing places and tight entrances. Delivery planning matters as much as design detail.

Single-track access and rural delivery

Much of the Lizard is reached along narrow lanes with passing places, low hedgebanks and farm entrances that were never sized for a long wheelbase. A delivery that is straightforward in a town becomes a planning exercise here.

We assess access at survey, agree vehicle size and unloading, and arrange dry secure storage so cabinetry is not standing in weather waiting for a route in.

Private services in rural property

Septic tanks and treatment plants, oil heating, borehole water and older consumer units are the norm outside the town. A layout that assumes mains drainage and modern capacity meets the truth at second fix, which is the most expensive moment to find out.

Drainage type and falls, heating, water and electrical capacity are all confirmed at survey and the specification built around them.

Open coastal exposure on the Lizard

Coverack, Cadgwith, Mullion and Porthleven are exposed on almost every side, and properties there take salt and driven rain constantly. Intermittently heated second homes suffer worst, because condensation has all winter to do its work.

We specify moisture-resistant substrates in wet zones, ironmongery suited to the conditions, and extraction ducted outside and sized properly for the room.

Yes. Much of our work sits inside a wider renovation. Our project management service puts a foreman on the ground alongside the other trades and reports back to you weekly by video.
