Working in Penzance
Penzance is the far west of our Cornwall coverage, an hour down the A30 from the studio near Truro, and it has some of the best period housing in the county. Regency and Georgian terraces around Chapel Street and the promenade, Victorian villas in Alverton and Newlyn, granite cottages through Mousehole, Paul and the Penwith villages.
It is also the most weather-exposed area we work in. Prevailing south-westerlies come in off Mount’s Bay with nothing in the way, and salt reaches deep into the town. Granite construction with solid walls and limited ventilation compounds it: humidity has nowhere to go unless extraction is designed properly.
Penwith property rewards a proper survey. Walls are thick and irregular, floors move, and the good rooms are often the ones with the view over the bay: which, as everywhere on the coast, is the wall you cannot fill with cabinetry.

We work from Cornelly House, School Hill, Shortlanesend, just outside Truro. Penzance is served by the same studio and the same people who draw the room.
Our founder holds a degree in interior architecture and has 15 years in kitchens, bathrooms and bedrooms. The studio works with homeowners and developers on bespoke projects.
Membership of the Kitchen Bathroom Bedroom Specialists Association gives you an independent standard to hold us to, and a route of recourse if something is not right.
Installation carries a two-year workmanship guarantee backed through KBSA membership, on top of the manufacturer warranties on Schüller, Novelle and Omega cabinetry.
The cover level developers, architects and main contractors normally require before trades are allowed on site, in place for private houses too.
Every room is drawn in Winner 3D from your own eye height, so the layout, the finishes and the lighting are agreed on screen rather than discovered on site.
What Penzance throws at a build
Every location has a predictable set of failures worth designing out before a single unit is ordered. These are the ones we plan around here.
West Penwith takes weather that most of the country never sees, and much of its housing is solid granite with limited ventilation. The combination produces condensation, mould behind units, swollen door bases and corroded ironmongery in rooms that are otherwise well built.
Extraction is the most important line in the specification here: sized to the room volume and duct run, ducted outside rather than recirculating. Alongside it we specify moisture-resistant substrates in wet zones and finishes and ironmongery chosen for the exposure.
Chapel Street, the promenade and much of Newlyn and Mousehole sit in conservation areas, with listed buildings throughout. Sash windows, lime plaster, timber floors and original joinery all limit what can be altered, and the consents process is not something to discover after ordering.
We record heritage constraints at survey, specify around what must stay, and identify required consents before cabinetry is ordered.
Mousehole and the older parts of Newlyn and Penzance were built long before delivery vehicles. Steps, slopes, narrow passages and no parking are common, and a stone worktop cannot be improvised through them.
Access is surveyed and the programme built around it: vehicle size, unloading point, carry route, joint positions and secure dry storage all agreed before dates are set.

Our Truro showroom is being built and opens in 2027. Until then the design consultation happens at your property and in our studio, so the specification is made against your own light and ceiling heights.
No. We are a design-led KBB studio rather than a repair service. Work is designed, programmed and installed to agreed dates; if an issue arises with our own installation, the two-year workmanship guarantee covers it.
Yes. Much of our work sits inside a wider renovation. Our project management service puts a foreman on the ground alongside the other trades and reports back to you weekly by video.
