Remodelled bungalows: one big room, no plan for services

The most common St Austell brief is a bungalow or post-war house where two or three rooms become one. It creates the space people want and immediately raises the questions nobody costed: where the extraction runs, how far the waste has to travel, whether the roof structure allows the opening, and how a very wide room gets enough light at its centre.

We survey structure and services before the layout is fixed, and design the room with those runs drawn rather than assumed: which is what stops an island hob becoming impossible at second fix.

Older drainage and made ground in clay country

Properties around the clay villages and older parts of town frequently sit on made or variable ground, with drainage that has been altered over decades and levels that change between original building and later extension.

Where a sink, waste or wet room depends on a fall we confirm the run at survey. Finding it at installation is the expensive version of the same conversation.

Coastal property at Charlestown, Fowey and Carlyon Bay

The coastal side of the area brings salt exposure, conservation constraints in Charlestown and Fowey, and access that ranges from awkward to genuinely tight in the old harbour streets.

We specify finishes and ironmongery for the exposure, respect what cannot be altered in protected fabric, and plan delivery vehicle size, unloading and storage before dates are set.

Design consultation. How the household uses the space, the state of the building, your budget position and timescale, and an honest answer on whether the project suits us.

Survey and measured drawings. Measured as built, with structure, services, floor levels and any heritage constraints recorded. In period and converted property this stage decides everything that follows.

Winner 3D design and specification. You see the room in three dimensions from your own eye height, with cabinetry, finishes, lighting and appliances specified: and you change it on screen, not on site.

Ordering and programme. Schüller, Novelle or Omega cabinetry ordered against a dated programme, with trades and deliveries booked around access, other contractors and the building’s own sequence.

Installation and handover. One studio installs and stays responsible, with weekly updates. Handover includes the snagging walk-through and manufacturer warranties.
